Houses in Sharon

I help people sell a house in Sharon, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.

Sharon was incorporated in 1765 as Stoughtonham and renamed Sharon in 1783. It is the home of Deborah Sampson, the official state heroine, and her statue stands at the library. Lake Massapoag is the center of summer, with a resident beach at Veterans’ Memorial Park. Borderland State Park and Moose Hill Wildlife Sanctuary are here, along with the Massapoag Trail, the Warner Trail and the Bay Circuit Trail. Locals name Sharon Center and Post Office Square. Sharon station is on the Providence/Stoughton Line, about 35 minutes to Boston, and Route 27 runs through town with I-95 nearby. One fact matters for every sale here: Sharon has no town sewer, so every home is on septic or an I/A system, and Title 5 comes up at sale. The town runs its own water system; whether any homes are on private wells is something I check by address. I look at the septic plan, the roof, the foundation, and the systems before we talk about price. That visit is not an inspection, and it is not an appraisal.

Sharon single-family homes, January 1 to October 23, 2026 (MLS PIN): median sale price $890,000; 117 sales closed; median 22 days on market; median $384 per square foot.

Reasons to sell in Sharon

The worry, then how I help.

Upsizing

You do not want to sell before the next house is set.

I map the dates so you are not stuck with two payments or nowhere to go.

A multi-family

Tenants may still be in the home, and you are ready to sell.

I follow the lease and the law, and I do not promise that a tenant will leave.

Needs work

The house needs work and you do not want to renovate first.

I price it as it stands, and that opinion is not a home inspection.

Inherited

You inherited a house and you are not sure what you can do yet.

I coordinate with your estate attorney, and I do not give legal advice.

A condo

Fees, reserves, or the rules can surprise a buyer.

I read those before we set a price.

Buy and sell

You need to sell one home and buy the next.

I put both dates on paper before we list.

How I help sellers

From the first call through closing, you deal with me.

Pricing

I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.

Prep

I give you a short prep list and introduce vendors that you hire and pay yourself.

Negotiation

I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.

Closing

A transaction coordinator keeps the file moving, and you still talk to me.

Buying in Sharon

Or find your next home in Sharon. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.

First home

You are buying your first home and you do not want to miss a costly problem.

I tell you what I see before you offer.

Multi-family

You need the building’s real condition, not a pitch.

I look at the roof, the systems, and the numbers before you offer.

The inspection

You want someone with you who can explain what the report means.

I bring trusted home inspectors and I walk through the inspection with you.

The trip to Boston

You work in Boston and you need the real trip. Sharon station is on the Providence/Stoughton Line, about 35 minutes by train. The drive is about 47 minutes at peak.

I talk about the train and the roads as facts, then I look at the house.

Questions about Sharon

Do I need a realtor in Sharon to sell my house?

No. A licensed real estate agent can list and sell in Sharon. I am a licensed real estate agent, and I do not use the Realtor title. Searching for a realtor in Sharon? I will walk the house near Sharon Center or by Lake Massapoag and price the real condition.

Does my Sharon house need a Title 5 inspection?

Yes, plan on it. Sharon has no town sewer, so every home is on septic or an I/A system. The Board of Health adds its own rules (Article 7) on top of Title 5. I bring it up at the first walk so it does not surprise you or the buyer.

What do you look at before a Sharon seller spends money?

The repairs that pay you back, not a new coat of paint by itself. I will say which is which after the walk. I am not a home inspector.

Do I need a permit for the beach at Lake Massapoag?

Yes. The beach at Veterans’ Memorial Park is for residents with a beach permit. In 2026 an adult walk-in pass was $24, and the season ran June 20 to August 16. The transfer station also needs a resident sticker.

Do you work the whole town of Sharon?

Yes. Sharon Center, the lake and the rest of town are all in the work. Call or text me if a nearby page is not up yet.

I also help people buy and sell in the towns next to Sharon. If that page is not up yet, call or text me.
