Houses in Cohasset

I help people sell a house in Cohasset, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.

Cohasset was part of Hingham until 1770, and the name is said to mean long rocky place. Minot’s Ledge Light stands offshore, and the town has been a filming site for The Witches of Eastwick and The Finest Hours. Wompatuck State Park, Wheelwright Park, and Whitney and Thayer Woods hold the trails, and Lily Pond and Straits Pond are the ponds. Cohasset station is on the Greenbush Line, and Routes 3A and 228 are the roads, with no highway in town. Two facts matter for every sale here: homes are on town water, but some streets are in a sewer district and others are on septic, so I check the sewer district map by address. On septic, Cohasset adds its own Title 5 rules on top of the state’s. I look at the septic plan, the roof, the foundation, and the systems before we talk about price. That visit is not an inspection, and it is not an appraisal.

Cohasset single-family homes, January 1 to October 23, 2026 (MLS PIN): median sale price $1,600,000; 71 sales closed; median 23 days on market; median $539 per square foot.

Reasons to sell in Cohasset

The worry, then how I help.

Upsizing

You do not want to sell before the next house is set.

I map the dates so you are not stuck with two payments or nowhere to go.

A multi-family

Tenants may still be in the home, and you are ready to sell.

I follow the lease and the law, and I do not promise that a tenant will leave.

Needs work

The house needs work and you do not want to renovate first.

I price it as it stands, and that opinion is not a home inspection.

Inherited

You inherited a house and you are not sure what you can do yet.

I coordinate with your estate attorney, and I do not give legal advice.

A condo

Fees, reserves, or the rules can surprise a buyer.

I read those before we set a price.

Buy and sell

You need to sell one home and buy the next.

I put both dates on paper before we list.

How I help sellers

From the first call through closing, you deal with me.

Pricing

I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.

Prep

I give you a short prep list and introduce vendors that you hire and pay yourself.

Negotiation

I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.

Closing

A transaction coordinator keeps the file moving, and you still talk to me.

Buying in Cohasset

Or find your next home in Cohasset. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.

First home

You are buying your first home and you do not want to miss a costly problem.

I tell you what I see before you offer.

Multi-family

You need the building’s real condition, not a pitch.

I look at the roof, the systems, and the numbers before you offer.

The inspection

You want someone with you who can explain what the report means.

I bring trusted home inspectors and I walk through the inspection with you.

The trip to Boston

You work in Boston and you need the real trip. Cohasset station is on the Greenbush Line, and the drive is about 50 minutes at peak.

I talk about the train and the roads as facts, then I look at the house.

Questions about Cohasset

Do I need a realtor in Cohasset to sell my house?

No. A licensed real estate agent can list and sell in Cohasset. I am a licensed real estate agent, and I do not use the Realtor title. Searching for a realtor in Cohasset? I will walk the house and price the real condition.

Is my Cohasset house on sewer or septic?

It depends on the street. Part of Cohasset is in a town sewer district and the rest is on septic, so check the sewer district map by address. On septic, plan on Title 5 at sale. Cohasset has its own supplemental Title 5 rules, inspectors must register with the town, and a hookup can be required where sewer capacity is available.

What do you look at before a Cohasset seller spends money?

The repairs that pay you back, not a new coat of paint by itself. I will say which is which after the walk. I am not a home inspector.

Do I need a sticker for Sandy Beach?

Yes. Sandy Beach parking takes a current resident All Facilities Permit, the same windshield sticker used at the Recycling Transfer Facility. For April 1, 2026 to March 31, 2027 the first sticker is $165 and a second is $90.

Do you work the whole town of Cohasset?

Yes. All of Cohasset is in the work. Call or text me if a nearby page is not up yet.

Nearby towns

I also help people buy and sell in the towns next to Cohasset. If that page is not up yet, call or text me.
