Houses in Lakeville

I help people sell a house in Lakeville, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.

Lakeville is mostly houses, woods, and water, with very little commercial strip. Long Pond is the lake people use for boating. Assawompset Pond is a public water supply, so I will not describe it as a place to launch a boat. The housing is single-family in almost every showing: older Capes and farmhouses, ranches, and newer colonials on larger lots along Routes 18, 105, and 140. There is no commuter rail station in Lakeville. If you ask about the train, the honest answer is a drive. Private wells and septic systems show up often, and a long driveway or an outbuilding can matter as much as the kitchen. I want the roof, the foundation, and the water and waste setup before anyone picks a list price. A pond view does not tell me whether the septic needs a straight conversation. That is what the visit is for.

Reasons to sell in Lakeville

The worry, then how I help.

Upsizing

You do not want to sell before the next house is set.

I map the dates so you are not stuck with two payments or nowhere to go.

A multi-family

Tenants may still be in the home, and you are ready to sell.

I follow the lease and the law, and I do not promise that a tenant will leave.

Needs work

The house needs work and you do not want to renovate first.

I price it as it stands, and that opinion is not a home inspection.

Inherited

You inherited a house and you are not sure what you can do yet.

I coordinate with your estate attorney, and I do not give legal advice.

A condo

Fees, reserves, or the rules can surprise a buyer.

I read those before we set a price.

Buy and sell

You need to sell one home and buy the next.

I put both dates on paper before we list.

How I help sellers

From the first call through closing, you deal with me.

Pricing

I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.

Prep

I give you a short prep list and introduce vendors that you hire and pay yourself.

Negotiation

I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.

Closing

A transaction coordinator keeps the file moving, and you still talk to me.

Buying in Lakeville

Or find your next home in Lakeville. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.

First home

You are buying your first home and you do not want to miss a costly problem.

I tell you what I see before you offer.

Multi-family

You need the building’s real condition, not a pitch.

I look at the roof, the systems, and the numbers before you offer.

The inspection

You want someone with you who can explain what the report means.

I bring trusted home inspectors and I walk through the inspection with you.

The trip to Boston

You work in Boston and you need the real trip, by train or by car.

I talk about the rail and the roads as facts, then I look at the house.

Questions about Lakeville

What if I am looking for a realtor in Lakeville?

Hire a licensed real estate agent. I am a licensed real estate agent, and I do not use the Realtor title. Searching for a realtor in Lakeville? I will walk the house, including the well and septic if that is your setup, and price the property in front of us.

How do you price a house on a private system in Lakeville?

Recent sales, then the well, the septic, the roof, and any outbuilding. Call or text 774-619-7846. I will not guess from the pond. My range is an opinion, not an appraisal.

Should I replace a septic system before listing in Lakeville?

Not always. Some systems need a clear explanation, not a replacement on day one. A Title 5 inspection is a separate step, and I do not pretend to be that inspector.

Do you help buyers around Long Pond?

Yes. I will be straight about which pond is for boating and which is a water supply. Before you offer I look at the house and the private systems. I bring trusted home inspectors and I attend the inspection. I do not quote rates.

Is your Lakeville work only on the pond streets?

No. Long Pond, the roads along Routes 18, 105, and 140, and the quieter wooded lots are all included. Call me if a neighboring page is not live yet.
