Sell your house in Wareham, MA
Or find your next home in Wareham. I look at every house the way a builder would. I keep my listings to 6 to 8 at a time, so you work with me.

Houses in Wareham
I help people sell a house in Wareham, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.
Wareham spreads from a village center to a shoreline that feels like its own place. Wareham Village is the older center. Onset and Onset Bay are the cottage side, with small houses, raised homes, and streets that are much busier in July than in January. East Wareham and West Wareham fill in with ranches, Capes, and colonials, some on the water and many not. Buzzards Bay is the water. Routes 6 and 28, Route 25, and I-195 are how cars get through. A seasonal CapeFLYER train stops at Wareham Village in summer. I will not describe that train as a daily commuter rail. Seasonal means seasonal. On a walk I look at whether a cottage was built for winter, what the roof is doing, and whether the house sits in a flood-prone spot. A village colonial and an Onset cottage do not get the same advice from me.
Reasons to sell in Wareham
The worry, then how I help.
Upsizing
You do not want to sell before the next house is set.
I map the dates so you are not stuck with two payments or nowhere to go.
A multi-family
Tenants may still be in the home, and you are ready to sell.
I follow the lease and the law, and I do not promise that a tenant will leave.
Needs work
The house needs work and you do not want to renovate first.
I price it as it stands, and that opinion is not a home inspection.
Inherited
You inherited a house and you are not sure what you can do yet.
I coordinate with your estate attorney, and I do not give legal advice.
A condo
Fees, reserves, or the rules can surprise a buyer.
I read those before we set a price.
Buy and sell
You need to sell one home and buy the next.
I put both dates on paper before we list.
How I help sellers
From the first call through closing, you deal with me.
Pricing
I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.
Prep
I give you a short prep list and introduce vendors that you hire and pay yourself.
Negotiation
I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.
Closing
A transaction coordinator keeps the file moving, and you still talk to me.

Or find your next home in Wareham. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.
First home
You are buying your first home and you do not want to miss a costly problem.
I tell you what I see before you offer.
Multi-family
You need the building’s real condition, not a pitch.
I look at the roof, the systems, and the numbers before you offer.
The inspection
You want someone with you who can explain what the report means.
I bring trusted home inspectors and I walk through the inspection with you.
The trip to Boston
You work in Boston and you need the real trip, by train or by car.
I talk about the rail and the roads as facts, then I look at the house.
Questions about Wareham
Do I need a realtor in Wareham to sell my house?
No. A licensed real estate agent can sell a house in Wareham. I am a licensed real estate agent, and I do not use the Realtor title. Searching for a realtor in Wareham? I will walk the village house or the Onset cottage and price how it was actually built.
Is the CapeFLYER a daily commuter train?
No. It is seasonal service at Wareham Village. I will not call it a daily commute. Call or text 774-619-7846 and we will price the house from sales and condition. That is not an appraisal.
What do you check on an Onset cottage?
Whether it was built for winter, what the roof is doing, and whether flood elevation is part of the story. I am not a home inspector.
Do you help buyers in Onset and in East Wareham?
Yes. Before you offer I tell you what I see in the structure and the systems. I bring trusted home inspectors and I walk the inspection with you. I do not quote rates.
Do you cover Wareham Village, Onset, and West Wareham?
Yes. The village, Onset, Onset Bay, East Wareham, and West Wareham are all in the work. Call or text me if another page is not live yet.
