Houses in Duxbury

I help people sell a house in Duxbury, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.

Duxbury faces the bay. Duxbury Beach, Powder Point Bridge, and Snug Harbor are the landmarks people already know, and the houses change as you move inland from that water. Near the beach and the harbor you see shingled cottages, older waterfront homes, and houses that live with wind and salt. Hall’s Corner and the streets back from Washington Street feel more like a settled New England town: colonials, Capes, and newer homes on quieter lots. The Bluefish River and the marshes cut through the middle of that map, so a pretty view and a damp basement can exist on the same street. Route 3A runs along the coast, and Route 3 is the highway inland. Duxbury does not have its own commuter rail stop. When I walk a house here I look hard at cedar, roof edges, chimneys, and any system that sits in damp air. Septic and Title 5 questions come up near the water more often than people expect.

Reasons to sell in Duxbury

The worry, then how I help.

Upsizing

You do not want to sell before the next house is set.

I map the dates so you are not stuck with two payments or nowhere to go.

A multi-family

Tenants may still be in the home, and you are ready to sell.

I follow the lease and the law, and I do not promise that a tenant will leave.

Needs work

The house needs work and you do not want to renovate first.

I price it as it stands, and that opinion is not a home inspection.

Inherited

You inherited a house and you are not sure what you can do yet.

I coordinate with your estate attorney, and I do not give legal advice.

A condo

Fees, reserves, or the rules can surprise a buyer.

I read those before we set a price.

Buy and sell

You need to sell one home and buy the next.

I put both dates on paper before we list.

How I help sellers

From the first call through closing, you deal with me.

Pricing

I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.

Prep

I give you a short prep list and introduce vendors that you hire and pay yourself.

Negotiation

I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.

Closing

A transaction coordinator keeps the file moving, and you still talk to me.

Buying in Duxbury

Or find your next home in Duxbury. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.

First home

You are buying your first home and you do not want to miss a costly problem.

I tell you what I see before you offer.

Multi-family

You need the building’s real condition, not a pitch.

I look at the roof, the systems, and the numbers before you offer.

The inspection

You want someone with you who can explain what the report means.

I bring trusted home inspectors and I walk through the inspection with you.

The trip to Boston

You work in Boston and you need the real trip, by train or by car.

I talk about the rail and the roads as facts, then I look at the house.

Questions about Duxbury

Do I need a realtor in Duxbury to sell my house?

No. A licensed real estate agent can list and sell your Duxbury house. I am a licensed real estate agent, and I do not use the Realtor title. Searching for a realtor in Duxbury? I will walk the house, from the roof edge to the basement, and price the real condition.

How do you treat a house near Duxbury Beach versus one inland?

Salt, wind, and flood elevation matter more as you get closer to the bay. Inland, I am more often in an older colonial talking about systems and sills. Both get priced from sales plus condition. Call or text 774-619-7846. That is not an appraisal.

Do Duxbury homes need a septic conversation?

Often, yes, especially away from any sewered street. I will tell you if Title 5 is likely to be part of the sale. I do not perform that inspection.

Will you represent buyers touring Duxbury?

Yes. Before you offer I look at the structure and the systems, including what the salt air does to a roof. I bring trusted home inspectors and I walk the inspection with you. I do not quote loan rates.

Do you cover Snug Harbor and the inland streets?

Yes. The harbor side, the beach roads, Hall’s Corner, and the streets farther inland are all in the work. If you need a neighboring page that is not live yet, call or text me.

I also help people buy and sell in the towns next to Duxbury. If that page is not up yet, call or text me.
