Houses in Bridgewater

I help people sell a house in Bridgewater, and I help people buy one. I worked in construction before I sold homes, so I look at the roof, the foundation, and the systems before we talk about price.

Bridgewater is a college town wrapped around an older center. Bridgewater State University sits in the middle of daily traffic, so some streets feel busy during the school year and quiet in summer. The center has houses close to the sidewalk, including colonials, Capes, and some multi-family houses near the older blocks. Farther out, Scotland and the roads toward the rivers are mostly single-family homes on larger lots. The Town River runs through the southern side of town, and you will see both modest ranches and older farmhouse-style houses along those roads. Routes 18, 28, and 104 are the drives people actually use. The commuter rail stops in Bridgewater, which gives the town a direct train toward Boston. When I walk a house here I separate the cosmetic work from the expensive work. Porch posts, old wiring, a tired boiler, and a roof at the end of its life change the plan. I want the basement, the attic, and the mechanicals before we write a number.

Reasons to sell in Bridgewater

The worry, then how I help.

Upsizing

You do not want to sell before the next house is set.

I map the dates so you are not stuck with two payments or nowhere to go.

A multi-family

Tenants may still be in the home, and you are ready to sell.

I follow the lease and the law, and I do not promise that a tenant will leave.

Needs work

The house needs work and you do not want to renovate first.

I price it as it stands, and that opinion is not a home inspection.

Inherited

You inherited a house and you are not sure what you can do yet.

I coordinate with your estate attorney, and I do not give legal advice.

A condo

Fees, reserves, or the rules can surprise a buyer.

I read those before we set a price.

Buy and sell

You need to sell one home and buy the next.

I put both dates on paper before we list.

How I help sellers

From the first call through closing, you deal with me.

Pricing

I price from recent sales and the repairs that pay you back, and this is my opinion, not an appraisal.

Prep

I give you a short prep list and introduce vendors that you hire and pay yourself.

Negotiation

I negotiate price, dates, and inspection terms, and I keep my list to 6 to 8 so I have the time.

Closing

A transaction coordinator keeps the file moving, and you still talk to me.

Buying in Bridgewater

Or find your next home in Bridgewater. Before you offer, I look at the roof, the foundation, and the systems. I bring trusted home inspectors and I walk through the inspection with you. I do not replace the inspector.

First home

You are buying your first home and you do not want to miss a costly problem.

I tell you what I see before you offer.

Multi-family

You need the building’s real condition, not a pitch.

I look at the roof, the systems, and the numbers before you offer.

The inspection

You want someone with you who can explain what the report means.

I bring trusted home inspectors and I walk through the inspection with you.

The trip to Boston

You work in Boston and you need the real trip, by train or by car.

I talk about the rail and the roads as facts, then I look at the house.

Questions about Bridgewater

Is a realtor in Bridgewater required to sell my house?

No. Massachusetts lets a licensed real estate agent list and sell a house in Bridgewater. I am a licensed real estate agent, and I do not use the Realtor title. If you have been searching for a realtor in Bridgewater, I can still walk the house, price the real condition, and handle the sale with you.

Does the college change how you look at a Bridgewater house?

The campus changes traffic and which streets feel busy. It does not change the bones of the house. I still price from sales nearby and from the roof, the heat, and the foundation. Call or text 774-619-7846. That is not an appraisal.

What should I repair before listing in Bridgewater?

Sometimes a small safety item pays you back, and a full kitchen does not. I will tell you which is which after a walk-through. I am not a home inspector, and I will not invent a punch list from the curb.

Can you help me buy near the center or out by the river?

Yes. I tour both. Before you offer I look at the systems and the structure. I bring trusted home inspectors and I stay for the inspection. I do not replace them, and I do not quote rates.

Do you work the whole town of Bridgewater?

Yes. That includes the center, the streets near the university, and the quieter roads out toward Scotland and the river. Use the links below for the next towns over, or call me if a page is not live yet.
